The Power of Visibility: Maximizing Exposure to Attract More Buyers

Selling a home seems like it could be quite simple.  

Put a “For Sale” sign up in front of the house, take some pictures, post it to the sites that list houses for sale, and then wait for the offers to come in. Technically that could work and I’m sure it has for some.  But if you are looking to get the most value for your home it takes a bit more than that. Visibility, in my opinion, is the most important factor when it comes to selling a home for the most value. 

Take the beverage industry for example.  Why do Pepsi and Coca-Cola sell so much more soda than RC Cola?  Because you never see RC Cola being advertised anywhere.  Some of you might not even know RC Cola exists. (It does by the way and it is fantastic.)  Maximizing exposure attracts more buyers.

 

In the Real Estate Market, maximizing exposure attracts more buyers as well.  

More buyers make it easier for you to turn down offers that are lower than your expectations.  You don’t have to settle for less when you know there will be other offers coming soon. More buyers give you leverage to negotiate a higher price.  A motivated buyer will not want to lose out to a competing offer if it is only going to cost an increase of a small percentage.  That small percentage equals thousands of dollars gained instead of lost on your end.  

 

As important as maximizing exposure and visibility is, it is equally important to showcase and highlight what you are actually selling.  

Your home is probably the most valuable asset you will sell.  The more you care about how things are presented the more you will get in return.  You should have professional photography done in all rooms highlighting certain features that are key selling points to buyers.  Video walk-throughs and virtual tours are very powerful and compelling.  

 

About 90% of all houses that sell in today’s market begin with a search online.  

Maximizing online exposure with professional photographs and video will attract more of the right buyers which will end up getting you the most value for your home. 

 

In summary, when trying to get the highest value for your biggest asset, be sure it is being showcased properly and professionally.  You shouldn’t settle for anything less than the best quality and the most exposure.
